POSITION/JOB TITLE: Head Building Maintenance Engineer
REPORTS TO: Director of Facilities

SUMMARY: Responsible for all typical repair and maintenance duties required to provide a safe, clean, and efficiently operated real estate portfolio. Responsible for routine maintenance, repair, and modification of real property and equipment, utilizing personal experience and judgment, consulting with Supervisor and Co- Workers in preparation for daily tasks, performing regular maintenance procedures, recommending changes to supervisor, securing and cleaning work areas, maintaining and safeguarding shop tools, equipment, and inventories.
This position will complete projects and regular maintenance activities at the Wilmington Riverfront. This position is responsible for building maintenance, including but not limited to plumbing, HVAC, electric, carpentry and remodeling work, painting, small engine equipment operation, snow removal, maintenance diagnostics and repair, bicycle repair; as well as other duties assigned.
Depending on the project, the selected candidate will work both with a team and independently. According to the department’s needs, the candidate may work weekends, holidays, and various shifts.
ESSENTIAL FUNCTIONS:
- Operating knowledge of various building trades, services, and equipment
- Ability to make regular repairs as stated in the above summary
- Complete repair work as scheduled per work order
- Oversee/Supervise work performed by outside contractors
- Oversee/Supervise other maintenance staff as required
- General Carpentry and painting as required
- Minor plumbing, HVAC, electric repairs as required
- Recommend referral of jobs beyond financial or capability limits to outside
- Operate equipment and tools, manual and powered
- Ability to operate a forklift, man lifts, and other related equipment
- Assist with snow removal
- Identify potential problems and act to correct or prevent
- Consistently demonstrate an appreciation of cost factors regarding time and supplies
POSITION QUALIFICATIONS:
- The applicant should have at least five (5) years experience in performing general maintenance duties in mechanical, electrical, corrective, and preventive maintenance required
- At least five (5) years experience of supervisory experience
- Experience working in a fast-paced environment
- Attention to detail and problem-solving skills
- Ability to identify and resolve problems promptly, developing solutions when possible
- Team-oriented with the ability to positively interact with internal and external team members
- Must be able to perform in areas with a variety of climate control
- Must be able to lift a minimum of 50lbs
- Valid Driver’s License
- High School diploma or equivalent
- Post high school technical training/education preferred
- COVID-19 Vaccination required

POSITION/JOB TITLE: Security Console Operator
REPORTS TO: Director of Security & Security Supervisor
AREA(S) OF RESPONSIBILITY: This position performs duties for The Riverfront
Wilmington Business Improvement District and all businesses owned and operated by the RDC. This position requires strong organizational, supervisory, oral communication, and decision-making skills.
PRIMARY RESPONSIBILITIES INCLUDE:
- Responsible for the functioning of all security operations console activities, including but not limited to the operation of telephones, alarm systems, access control systems, radio systems, and computers, ensuring that all equipment is in good working order.
- Supervise all inside and outside security personnel
- Provide all required/requested reports in a timely fashion
- Review all schedules and events listings to ensure coverage
- Ensure all written procedures are completed
- Assist with filing of all monthly paperwork
- Review Console and Roving Patrol logs as requested
- Review and distribute completed work orders to other departments as needed
- Inspect all security equipment and ensure it is in good working order
- Communicate regularly with the Facilities Manager about any equipment and or safety issues
- Supervise security for special events for RWBID and RDC
- On-call 24 hours unless other arrangements are completed and approved in advance
- Attend weekly meetings as requested
- Complete off-hour inspections as assigned
- Assist with security officer training as needed
- Assist with Security, Chase Center, and DCM staff training
- AED/First Aid
- Fire Extinguisher
- Assist with conducting Fire Drills at Chase Center & DEEC
- Attend RWBID Security Managers’ Meetings as requested
- Create & update Access Badges
- Control HVAC system for multiple systems
POSITION QUALIFICATIONS:
- The applicant should have at least three years of Security or Law Enforcement
- At least three years of experience in narrative report writing.
- At least three years of supervisory
- Experience working in a fast-paced
- Experience in training newly hired employees
- Attention to detail and problem-solving skills
- Ability to identify and resolve problems promptly, developing solutions when possible
- Team-oriented with the ability to positively interact with internal and external team members
- Must be able to cover large areas with long walking distances, work areas with high volumes, diverse clientele, noise, minimal and bright lighting, and variation of climate
- May be required to lift to 40lbs. as needed
- A valid driver’s license
- A high school diploma or
- The ability to pass a background

Yearly Salary Range: $45,000 to $50,000 There is no relocation allowance.
